Wildlife is a regular presence. Neighbors are close enough to help in a pinch and spread far enough apart to give you genuine privacy.

Magalia home prices are among the lowest in Butte County for single-family homes on real lots. The combination of rural character, distance from services, fire risk premium, and limited buyer pool keeps prices accessible in ways that feel almost anachronistic by California standards.

Magalia’s housing stock is predominantly older — 1970s through 1990s construction makes up a significant portion of what’s available. That means character, established trees, and typically generous lot sizes, alongside the maintenance considerations that come with older construction.
